Our Expert Home Renovation Process
1. First Conversations
Based on the information provided in the online form, we will get in touch if your project’s work scope, budget, and location are a good fit for us. If it is a smaller project, we will most likely be able to give you a rough estimate in our first reply. If it is a larger project like a kitchen, bathroom, or other type of extensive home renovation, we will request an initial site visit.
2. Initial Site Visit
Zack will use this first visit to get a better sense of your project’s scope, take rough measurements, evaluate the jobsite conditions, and get to know you as a potential client. In general, we prefer projects that have plans prepared by an architect. If you don’t have plans, or aren’t sure if you need them, this initial visit will be an opportunity to discuss options and make recommendations for next steps.
3. Rough Estimate
After the initial site visit, Zack will email you with a brief summary of what was discussed in the initial site visit, along with a rough estimate of the cost and potential timeline for your project. In some cases a rough estimate can’t be provided right away because other steps are needed–like a consultation with a structural engineer. In this follow up email, Zack will provide any recommendations and contact information if your project isn’t ready for a rough estimate.
4. Second Site Visit
If the rough estimate and timeline provided are workable for you, Zack will schedule a second site visit with Javier, our job site supervisor and lead carpenter. The purpose of this second visit is for the client to meet Javier and for him to get a more detailed sense of the work. After his visit, Javier may make additional recommendations that will help refine the final job scope and price.
5. Rough Draft of Contract and Final Pricing
After the second site visit, Zack will work with the client to refine the job scope. He will then schedule visits for subcontractors to provide their bids. Once this information has been secured, Zack will draft a contract in Google docs and then invite the client to be an editor. When the job scope and contract language is satisfactory to both parties, a meeting will be scheduled to sign and collect a deposit.
6. Pre-Planning
As your project nears, Zack will be in touch to clarify design details, apply for permits, and discuss job stage timelines. By the end of this step, an online job calendar and informational binder will be created so that the job site supervisor, subcontractors, and clients can have access to all project information.
7. Construction Phase
During the construction phase, the client can expect daily site visits and regular phone and email communication from Zack. On site, Javier will be the immediate point of contact. Typically, daily and weekly progress goals are discussed with the client, and time is set aside for them to evaluate and offer feedback on aspects of the work as it is completed. In general we strive for clear expectations and regular, predictable communication throughout the construction phase of a project.
8. Final Walk Through and Afterwards
Once the project is completed, we will schedule a final walk through, giving the clients a chance to ask questions, provide feedback, and for us to go over long term maintenance guidelines. We then schedule professional photos to be taken before handing the finished space over to the clients to be enjoyed for many years to come.
